We are not a listing brokerage and we are not paid to hit a number. The engagement letter names the intended use and the intended user before the inspection.
Home / About
Northern Value Consultants, LLC has provided residential real estate appraisals from Hudson, New Hampshire since 2009. The work is local, the files are ours, and the opinion of value is supported by inspection and market evidence—not a dashboard.
The practice is based at 13 Riverview Avenue in Hudson. Brian K. Markow is a New Hampshire Licensed Residential Appraiser (credential NHLR-621). The firm’s roots in this corridor go back to Theodore Markow and more than a decade and a half of residential assignments across the southern tier of the state.
We work for the client named in the engagement: a homeowner pricing a listing, an attorney settling an estate, a couple dividing real property, a taxpayer challenging an assessment, or a relocation management company that needs a market-supported value.
Reports are prepared in accordance with the Uniform Standards of Professional Appraisal Practice (USPAP). We do not advertise government-insured loan programs we are not positioning as a specialty.
We are not a listing brokerage and we are not paid to hit a number. The engagement letter names the intended use and the intended user before the inspection.
Comparable selection starts with what actually sold in the competing neighborhood—Hudson, Nashua, Litchfield, Pelham, Salem, Windham, and the MA border towns—not a statewide average.
You get a fee, a timeline, and a named contact. If the property is outside coverage or the assignment is a poor fit, we say so quickly.
License status can be confirmed with the New Hampshire Office of Professional Licensure and Certification, Real Estate Appraisers Board.
