Why clients call us

A neighborhood-level read of value, not a national algorithm.

Automated estimates miss what moves prices here: finished bonus rooms over garages, walk-out lots along the Merrimack, condo fee structures in Nashua, and older capes that have been opened up room by room. We inspect the property, pull the sales that actually compete, and write a report the intended user can rely on.

How an appraisal with Northern Value Consultants works

No mystery process. You will know the fee, the delivery window, and what we need from you before we schedule the inspection.

1

Tell us the assignment

Property address, intended use, and effective date. Use the order form or call (603) 494-8803.

2

We confirm the fee

Coverage, complexity, and turnaround are quoted before you commit. Rush work is available when the calendar allows.

3

On-site inspection

We measure, photograph, and note condition, updates, and site features that the market actually pays for.

4

A written report

A USPAP-compliant appraisal with supported comparables, delivered to the client you name.

Built for the Merrimack Valley market

Hudson sits between Nashua’s employment base and the Massachusetts line. Values here are influenced by commute patterns into Greater Boston, school-district lines that do not match town lines, and a housing stock that runs from postwar capes to new construction on former farm parcels. That local texture is why a national AVM is a starting point at best.

Answers before you order

How much does a home appraisal cost in Southern New Hampshire?

Typical residential assignments in our coverage area start in the mid-hundreds and rise with complexity, acreage, unique construction, or a retrospective effective date. We quote a firm fee after we see the address and intended use. Read our appraisal cost guide.

How long does the report take?

Many standard residential reports are completed within several business days of inspection. Estate, litigation, and complex properties take longer because the research does. We confirm timing when we accept the order.

Do you appraise condominiums, two-families, and manufactured homes?

Yes. We regularly appraise single-family homes, condominiums, 2–4 family dwellings, manufactured housing, new construction, and vacant residential land within our service area.

Can I order if I am not getting a mortgage?

Yes. A large share of our work is private: listing strategy, estates, divorce, tax appeals, and PMI removal. You hire us directly and we deliver the report to you or to your attorney.
